BUILDING SERVICES SUPERVISOR
PRIMARY FUNCTION
Under general direction of the General Services Manager, to plan, organize and supervise the maintenance, repair and alteration of District buildings and grounds; custodial and building services and mail services.
This is an exempt position and is part of the Professional and Supervisory Bargaining Unit.
ESSENTIAL DUTIES
Plan, organize and supervise the work of employees engaged in preventative and routine maintenance, repair and alteration of District buildings; review plans and specifications for maintenance and repair work done by contractors; prepare, administer and inspect service contracts; coordinate and work with other departments whenever building modifications are requested; inspect facilities for maintenance safety regulations and conformity to fire regulations; interpret building plans and specifications; consult with engineers and outside contractors concerning heating, mechanical and electrical requirements; prepare instructional bulletins and correspondence; confer with other departments regarding duplicating and printing needs; oversee the receiving, sorting, stamping and distribution of mail; office pool vehicle usage and maintenance; procurement and maintenance of copiers; prepare requisitions for the ordering of office furniture; prepare office layouts; prepare annual operating budgets.
OTHER RELATED DUTIES
Respond to after hours emergency situations; other duties as assigned.
QUALIFICATION STANDARDS
Any combination of education, experience, knowledge and abilities may satisfy the necessary minimum qualifications. A typical way to obtain the education, experience, knowledge and abilities would be:
Education: High school diploma or equivalent. Course work from an accredited four (4) year trade school, college or university in Business Administration, Engineering, Building Maintenance or related field.
Experience: Five (5) years of increasingly responsible experience in maintenance and repair of buildings and grounds, including two (2) years of supervisory experience.
Knowledge and Abilities: Knowledge of methods, practices, tools, equipment and supplies used in building repair and maintenance; heating and ventilation systems; applicable state and local building safety and health codes; principles of supervision and training; computer operated HVAC systems and computer, including word processing system. Ability to interpret building plans and specifications; estimate costs of building repairs; prepare written reports; establish and maintain cooperative working relationships; select, supervise, train and evaluate employees; communicate clearly and concisely, orally and in writing.
Special Requirement: Must have a valid California Class C driver license.
